Bowing basement wall repair

When soil pressure starts pushing a basement wall inward, the goal is to stop the movement before it gets worse.

Soil against a basement wall is heaviest when it's soaked, and it pushes even harder when that water freezes. Over enough winters, concrete block walls give at their weakest line, usually a mortar joint somewhere near mid-height, and bow inward. Poured walls can crack horizontally and tip at the top.

How do I know if a wall is bowing?

  • A horizontal crack running most of the length of a wall
  • Stair-step cracks heading down to the corners
  • A visible bulge when you sight along the wall
  • The top row of block shifted inward past the sill plate
  • New water leaks along the crack line

What are the repair options?

  • Steel braces. Vertical beams anchored at the floor and tied into the joists above. Some can be adjusted over time.
  • Wall anchors. Interior plates connected by steel rods to anchors set in the yard, which can be tightened. They need clear space outside.
  • Carbon fiber. Straps epoxied to the wall face for walls with limited movement. Low profile, easy to finish over.
  • Excavate and rebuild. For walls that have moved too far, the soil outside is dug out and the wall is straightened or rebuilt.

Do I need an engineer?

For significant movement, many contractors work with a structural engineer, and some cities require engineered plans for structural foundation repair. Ask the contractor what the job needs and whether a permit applies in your city.

Address the water

Bracing holds the wall; drainage lowers the pressure. Downspout extensions, grading and, where needed, drain tile help keep a repaired wall from being pushed again, especially on the uphill side of hillside lots.

Pricing comes from the waterproofing company after it has seen the basement, checked the walls and figured out the water's path in. We don't quote prices, and a phone estimate before anyone has looked is only a ballpark.

Common questions

How fast do bowing walls get worse?

It varies. Some walls move a little and stop; others move more each spring. Measure from a plumb line at the same spots a few times a year so you and a contractor can see the trend.

Can a bowed wall be straightened?

Some adjustable braces and anchors can bring a wall back gradually. Walls with severe movement are usually excavated and rebuilt.
