Basement waterproofing

No single product fixes every wet basement. The right fix depends on the path the water takes, and that's what a good inspection finds.

Basement water in the Mankato area usually arrives one of three ways. Surface water from roofs, driveways and uphill yards soaks the soil next to the wall and finds a crack or the floor joint. Groundwater rises under and around the footing during long wet stretches. Or moisture wicks through porous block and concrete without ever forming a puddle. A contractor should tell you which one you have before recommending anything.

What are the main approaches?

ApproachWhat's involvedBest for
Grading and guttersExtend downspouts, rebuild soil slope, clean or resize guttersWater that only comes in during heavy rain, at one spot
Interior drain tileDrain along the inside of the footing to a sumpSeepage at the floor joint, high groundwater
Exterior membraneExcavate to the footing, coat or wrap the wall, add a footing drainOne accessible wall, or wall repairs needed from outside
Crack repairInject or seal specific cracksLeaks at a single crack in a poured wall

Why do hillside homes need extra attention?

Parts of Mankato and North Mankato climb steeply from the river flats. On those lots, the uphill wall often takes the most water because runoff from above soaks the backfill. Swales, regrading, and sometimes a curtain drain uphill of the house can matter as much as anything done inside the basement.

What about humidity and smell?

A basement can feel damp without ever leaking. Concrete and block pass moisture from the soil, and summer air is humid. A dehumidifier with a drain line, sealed sump lids and fixing exterior drainage usually help. Painted-on sealers won't solve a wall that's actively wet.

What drives the cost?

  • Length of wall that needs drainage or membrane
  • Finished walls, built-ins or flooring to remove and replace
  • Excavation access around decks, stoops and driveways
  • Sump, pump and backup choices
  • Crack or wall repair bundled with the job

Pricing comes from the waterproofing company after it has seen the basement, checked the walls and figured out the water's path in. We don't quote prices, and a phone estimate before anyone has looked is only a ballpark.

Common questions

Is interior or exterior waterproofing better?

Neither is always better. Interior drainage handles groundwater and floor-joint seepage and can be done year-round. Exterior work keeps water off the wall itself but means digging. Many Mankato-area basements need only one; some need both.

Can I just paint the walls with waterproof paint?

On a wall that's merely damp, it may help a little. On a wall with water pushing through, coatings usually blister and fail. Fix drainage first.
